Seniors Living Development – Opportunity Identification
In September 2024, the Australian Institute of Health and Welfare (GEN), with the ABS, released their updated national population projections by age and sex per SA2 until 2032.
Based on these forecasts, the map below highlights SA2 areas in the Ipswich / Logan corridor where persons aged 50 to 79 are forecast to be high in 2030 (dark green areas). Overlaid on the map is also the location of existing Retirement Village and Land Lease communities and their scale (black dot size indicates number of dwellings).
Simplistically, this map quickly identifies locations where high future demand for seniors living will exist, and where increased future supply may be required to accommodate such demand.
This can be taken a step further.
In August 2024, the Queensland State Government Statisticians Office, with the ABS, released Queensland’s estimated resident population by age and sex per SA1 as at 2023.
Based on these population estimates, the map below highlights SA1 areas in the Ipswich / Logan corridor where persons aged 50 to 79 was high in 2023. Plus, SA1 areas from the 2021 Census that contained a high number of detached houses owned outright. Combined, these metrics indicate localised pockets where demand for seniors living housing may be strong (dark green).
Overlaid on the map is also the location of existing Retirement Village and Land Lease communities.
Simplistically, this map quickly identifies small area locations where future residents for seniors living housing currently exist in proximity to existing asset supply. These small area locations may present strong opportunities for targeted strategic marketing activities.
